What happens with that 2nd group is dependent upon what kind of actual power & authority you have behind you.

I am a veteran of Operation Enduring Freedom and a full time manager at a large medical device manufacturer.I am currently on my 3rd home in the past 13 years and therefore have some knowledge on home purchasing and selling for live in homes.  

I'll power wash the mold of the siding, put in some light bulbs, have the electric and gas and plumbing turned on (HUD winterizes houses) and get a Certificate of Occupancy inspection.  

Mostly I am looking for freedom down the road.  

I need some one who is dependable, handy (can touch up paint, fix leaky faucets, power wash the porch, or whatever else is needed) AND has good people skills in that they will be working in two small senior care homes with Alzheimer's residents.

You should look at some inflation calculators to see what the purchasing power of $2.560 will be in 10-20-30-40 years.I would rather have all my properties in one good area and monitor that economy instead of 4 so-so areas.I own one SFR in Vegas that I bought in 1994.
