Treat the money like a loan paid back on rates that reflect the experience of the flippers and then split the profits after that, which to me would be 60% A / 40% B#2. 75% A / 25% B (50% goes to the money and the rest gets split even for the labor) My question is, is this a real scenario that already happened without a business plan and contracts signed before the flip happened or are you working this out before the deal to see what is fair?

Since the LLC will be pass-thru income, I think I'd ask a CPA, but most people I've seen have a holding company for organization/simplification - Assuming all principals are the same.On the 50/50, realize (I'm guessing the operating agreement reflects this), to make any major decision (like CapEx or selling), you'll both need to agree.You may want to ask an atty about structure also since I've seen a partner get divorced and then you get a 3rd party that probably dislikes both of you.
