There's not many multifamilies available in areas I'd like to invest (Ormond Beach, Port Orange or NSB). 

I’m looking to invest in the Orange Beach/Destin/Santa Rosa beach (30A) area.

There are a few lenders who will give you 70% of the total complete cost if it is under $822000 and meets that high cost GSE county number so not in Riverside but okay in Orange and San Diego.

If you are going to invest in this market you'll need to learn what is what as I see out of state investors get screwed over all the time because they end up comparing apples to oranges by mistake.To give yourself a feel for the market I recommend checking out The Ultimate Guide to Grading Cleveland Neighborhoods before buying anything from Zillow or Trulia or something like that.
