They then sold that and bought a 250 unit in OKC all C and D class and had to move there as they almost lost  it in foreclosure.. took 5 years of them living there and managing it personally to stablize and finally sell.. then bought a 20 uniit back in Oregon where it all started.. this over the course of a few decades.

The main thing you will need to do before renovating any house or building is to make sure you have a good team in place (an administrator or a licensed care home manager).

Google RE centric lawyers, call the largest property management companies in the areas for lawyer rec's, or local investors or investment centric agents in the area to find a good one.

Myself I go the other way.. no 50k investors only large investors 500k to 1mil plus easier to manage and its me and one partner.. very easy.
