Rehab 10k = Total loan: 93kInitial earnest money 1k.I came to the table with $199.37So my out of pocket to close was $1,199.37Jan 2016 closing - 477 anitaPurchase price 111,702 - Rehab budget 7,200 = Total loan: 118,902Initial earnest money 1kI had to come to the table with 1,893.15So my out of pocket to close was $2,893.15Dec 2015 Closing - 130 diversatechPurchase price 88,200, rehab 9k - total loan 97,200Initial Earnest money was 3k (homesearch deal)I actually got a check at the closing for 2,435.25So my out of pocket to close was $564.75I bought 3 houses for a total out of pocket cost of less than 5k total.Now keep in mind that:1) Those taxes are going to come due and I have to feed that fund quickly to cover it.2) I'm going to have holding costs in there as well until I get the renters in there.Two of the 3 have renters locked in and oak st was just recently closed on.

Marry that with the MLM guru pitch and a price point most beginners or newer investors can handle and there ya go.However in the feed back from those who have either dealt with the company or offered feedback.. the communications from what they said was not only poor.. but just down right RUDE.

Yesterday there was a new post made by an experienced real estate investor whose sole purpose was to take a dump on new investors for no reason other than to feed a delicate ego.So I felt it appropriate to say my thanks to Biggerpockets for teaching me so much about Real estate when I knew absolutely nothing, and with the massive influx of new members lately, I want to express my opinion that BP is mainly for beginners.I started out like every investor here does: stupid and driven by ego, but AMBITIOUS to learn and get started.

@John Tiffany My initial assignment was only to promote website clicks and the set up was as follow:6 towns within my city with 25 miles radius on each.Age range 30 to 65gender alllanguage spanish and englishdetail targeting/interest (cancer research, debt consolidation, divorce, foreclosure, funeral home, mortgage loan, real estate, family)ran it for 4 days, daily budget of $10 for an approx clicks of 15-25----The results:Reached 3,415 (number of people that saw the ad)26 website clickstotal spent $36.40what helped me out, to wake me up was the outstanding mobile news feed for all ages vs desktop use.

Maybe they have someone in their office to help with the day to day but can step in when it matters.Get on an MLS feed from any local broker online and learn to make offers yourself.
