Sounds like you are starting at the beginning so I would recommend you get Avery's book and start reading through older post on this forum.

Anyone having major success with only buying SFH and renting them out to tenants to make good cash flow each month and re-investing?

I work in real estate lending full time (agency, capital markets, etc.) and honestly need help moving deals through the funnel and someone that is either experienced or coachable would be great.

And he knows who's working regularly, who's only off-and-on, who's going through troubles, who needs extra work.

So like the majority of investors right now, it has hard for me to find cash flowing rentals due to appreciation + high interest rates. 

Even if you pay cash for the property, create a mortgage for the property through a trust you set up so that the property has sufficient liens to keep the bad guys from your business.  

I can share that for July so far through 62 Loans funded, we have an average DSCR interest rate of 7.716% with a range from 6.875% to 9.000%. 

I currently have 30K cash from the cash out refi I did on another property as well that could serve as a DP.I would love to hear thoughts on what the best course of action would be to get more cash flowing into the portfolio.
