These clauses are usually pretty straight forward, you either pay up, or the contract is terminated, and they turn around and sell the finished product for even more.

@Dhwani Shah Hopefully this is an off market deal because if it was listed it could be sold before we could even finish this discussion online. hahahaIf negotiation can lower the asking price (a little), rents have potential to rise, and deferred maintenance is low it's a home run deal.

We updated the plumbing and electrical, gutted the kitchen and bathroom, refinished the amazing oak floors, added new hardware and lighting, and painted inside and out.The finished product turned out great, and after 2 days on the market, we accepted an offer $9,000 over asking price.

We remodeled the kitchen and bath, new lighting and hardware, refinished hardwoods, replaced the fuse box with a panel, replaced galvanized lines, painted throughout and partially finished the basement.

Just be sure the window sill is less than 44” from the interior finish floor and the window and egress sizes are per code to be considered an egress well.
