I would recommend 6 months to a year of an emergency fund (total living expenses) saved so if you do not make any money you can still pay all expenses without changing your lifestyle.

We also have a 6 month emergency fund for the property and a little extra for repairs and surprises once we're in.

If I froze my student loans her income alone would just about cover all our expenses and I keep a 6 months emergency fund just the same.. so bankruptcy would have to come with extremely hard times that I may not have been able to prevent either way if it gets that bad

That is really helpful insight.I think I'm going to continue to save until I have my emergency fund, then save until I have some money for when the markets dip again, and in the meantime I'll aggressively pay down these overpriced student loans by paying the minimum and paying extra on the principle every month.

My end goal would be enough rentals properties producing me 4,500$ cash flow a month, to be extra conservative, i will take 1000$ from the 4500$ each month and save it for a total of 12,000$ a year for reserves and emergencies, I know we take (10%) or more for repairs, but i don't want any surprises. after all the repairs at the end of the year, I will pocket the remaining capital and repeat the process every year.
