That's not worth it right there....But another reason that most don't consider is this: when you go to sell the house, if the buyer or their agent sees a new looking area (bedroom/bathrooms/kitchen/etc, they may/should call the local municipality and ask for a permit history.

You can reject a Section 8 applicant for the same reasons you reject other applicants: credit score, Landlord reference (or lack thereof), criminal history, etc.

After there is a bit of history go and talk to that bank about getting a credit card or at least an overdraft line of credit.

There is a DSCR program that is 40 yr fixed, and it can qualify you based on your rental income, credit score, and property ownership history. 

This is true, but this is very expensive property to be had and has a history of pollution.

Hopefully in 5 years the runoff problem is history and the beaches are able to be open year round.
