If I can have a good slow season, that has a dramatic effect on my overall numbers. 

I've lived on the Coast for most of my life and have seen areas change dramatically. 

So we are using the interest only option on deals that make sense for it, getting a nice boost to cash flow, while keeping in mind that our return on sale when we sell in five years as planned will be much lower with none of the principal having been paid down.

They want the borrower to have “enough skin in the game”, so they will not walk away, but the loan to (potential) value is so low, that a default actually creates an opportunity for higher returns then if the borrower performs as expected.A “Private Lender” on the other hand, in my world, is dramatically different.  

Other aspects of the renovations we completed don't even boost rent.

However, this course was a huge boost of motivation and helped me get the ball rolling.I think many here agree that education is important.

If people know what they're buying both sides can reduce the purchase price dramatically.

It's unreasonable for them to be complaining about issues and then when you set up a time to have them corrected they act dramatic like they can't be bothered.
