Hire an agent and get it listed on the MLS.You don't need to fix anything,just clean up the trash and remove the personal items and clutter to make the rooms as big as possible.Make the property look clean and inviting to impress buyers.Let the realtors do the hard work while you relax and wait for it to get done quickly.

Cons: 1) since you will be paying for all utilities (after factored them into each tenant's rent) and the tenants will not, they WILL tend to be more wasteful like leaving lights on when not at home, running AC with windows and doors open (you just have to tell the wasteful ones to be mindful or you will raise rent and let them go if keep on being noncompliant. 2) since there would be more communal spaces like the kitchen and tenants tend not to responsible for those areas, you would have to clean up the kitchen a little more than you would for yourself.

My question is, should I continue to stick it out and wait for the HOA to clean up the financials, or cut and run and look for something else perhaps in the Greenville area since I may not be able to find something like this in Journal Square for that number now?

I suppose the reason we clean up messes on BP is not just to inform posters, but to ensure other newbies don't try to do stupid, illegal and unethical things that cause messes, get others in trouble or get them sued, maybe worse.You cannot devise a contract for a seller to provide financing and then assign that contract WITHOUT specific consent of the seller to accept that buyer as 1. their borrower or 2. taking the responsibility of paying on a Sub-To transaction!
