Most smaller facilities will hire someone to go around ad clean up a bit once a week or so, not necessarily a qualified contractor but someone reliable who can take a few hours' work per week.

I do have a CPA that handles all our taxes.If you are providing services, like tours, cooking meals, driving folks around, cleaning during the guests stay, then you will fall under schedule C and pay the taxes.Leaving things for folks like a welcome basket, coffee, bikes etc does not do this.

I let them know that carpets need to be cleaned after their belongings are gone, so ask them what day/time carpet cleaning is scheduled.
