We've started an LLC in Delaware, because we heard it was cheap (no lie, it is, and was easy), but I am wondering if we should keep the LLC there or would it just be easier (but more costly) to open one in CA where we plan to do our flips.

:)I berated the lender for not including them as it seems defacto that the assessments are as required and lienable as taxes, and again, busy or not, a 1 minute check or phone call to the collector.

If I do the same with your post-refi numbers, then you're correct about the cash-flow.I'll preface my advice by saying I'm still looking for my first property, and that my only qualification right now is being extremely cautious, analytical, and detail-oriented (bordering on OCD, see the reports below).

I’m already pre-approved for another house (I’m going to just repeat the process) and the home across the street from mine (in a quiet curl-de-sac) just came on the market so that may be what I buy next.
