Look at Schalge, Kwikset etc They cost about 180-250 dollars but offer the convenience of never ever having to change locks again.

If the roof was replaced a year before you bought the place, and the ac is 18 years old, I'd budget for new ac (which is my benchmark in AZ).Regardless, I would highly discourage underfunding reserves and lean towards having more than you'll probably need.

Before, there was no minimum, and it was a fantastic choice for cash-only tenants.If you can't use PayNearMe, I would suggest opening up a checking account at a branch that is close/convenient to your properties.

We also have quite a bit of family living in the Springfield area (Nixa, Seymour, and Springfield proper) and while we will be looking for a property management company  we could lean on family for cursory drive by's, etc.
