If your agreement is 50/50 split of costs, then collect your partners 50% of costs prior to spending the money; do not lend the partner money for their part of the costs.Ideally you both make a good financial return for your efforts, but recognize that if you do not know make a financial return hopefully you learned a lot and are in a better position to succeed on your next flip.

What Wayne suggested about getting a servicer to collect your payments is a good idea, however will be up to the Seller to setup and allow the servicer to direct the payments to his loan.

...your agent should be present at the inspection to chat up the inspector on what they are seeing...your agent should have a copy of the report...your agent should complete a call with you to walk through all the items and discuss whether or not you should move forward with the deal...and they should put together a scope of work, refer contractors, and even manage the renovation.If you are working with an agent and they did not do this, move on immediately or your investing career will be very limited.This is not to reflect on you, Brandon, I don't know you.By and large by the time home buyers get to the inspection stage, real estate agents, if they're involved, just want to close the sale and collect their commission.
