Here’s my question: I’d be putting about 8k into repairs and such, if it were you, would you just treat it as a mother in law apartment as if renting it to my child or mother or claim everything as if it were a full rental?

The only new information was the "packages" that they offered... overpriced IMO.So im going to ask members your opinion. We have a few properties in 2 estates, we live in one of this estates.Should we...1- Open a Series LLC, then a Land trust to "mask the owner ship of it", then open child series, open another Land trust, deed one property to it and do the same for every child series?

Having a wife and child (2nd one in a month) means that I absolutely cannot risk my financial security on a bad investment, or on something that doesn’t end up being right for me.

(child puts hot hand on stove once - usually) So from my perspective, rentals (do your research on your local area and the job prospects for future growth of course) will be in demand for some time.

i dont really like bank loans and as you said earlier, i dont have very good chance of getting a loan from a bank since i am basically a newborn in this field. The rehabbing that house is needs is, Landscaping(which i will do it my own and maybe get some help from friends), it has wall holes, dog and cat smell, really crappy carpet which i am thinking to put hard wood floor or something like it, defiantly need painting, also need bathroom. to make it look new, i would have to fix pretty much everything. so i will visit the property next week, and get accurate numbers, and talk to the actual real estate agent to find the after rehabbing cost.
