My problem is that I'm not having any luck finding a broker.

As one of the few Power Brokers in the country, Developers give our clients incentives not offered to the general public.

And...Established investors come to this forum to openlydiscuss these tactics, to network, and to talk deals.We want to make this forum the premiersite for real estate investing professionals: loanofficers, cash investors, providers of commerciallines of credit, bird doggers, wholesalers, real estateagents and brokers.

Some brokers charge nothing but offer no support staff.

We also have training available and a virtual office where you can receive your emails, faxes, important inter-office forms, and forums with our agents & brokers.

I have seen all cash deals up front, 10% today with 20% payments every 60 days, to 50% down and the rest the day of closing, and 25% with no payment unitl finish; so each deal is differnt and you just have to ask.Now if you can get to the developer like I do and cut out all the brokers/Realtors you will get a better deal.
