I haven't personally tried to the last two so there are probably plenty of bad examples not to try them, but they should at least minimize initial investment costs if done right.

It was originally our primary residence that we converted to a rental when the housing market was bad in 2009 (couldn’t sell it) it’s never been a good rental as far as cash flow.

I have this property under contract I have had multiple cashbuyers go see the property its a 3b 1b the seller said it’s on a double lot but the lot it’s not big enough to split, however it’s a single family home and it’s a potential tear down it’s gutted it’s in real bad shape the seller ran out of capital that’s why he wants outs.

You refinanced from a 30 year to 10 year and paid it off (I wouldn’t do that but it’s not necessarily a bad thing) but now you want to refinance to basically pull your own money back out (which could cost 1-3k in closing costs)Buy rentals, have tenants pay them off for you.
