My thinking is: if his heirs do not want to mess with the arrangement, they could simply sell the note to someone else, and I would then make payments to the purchaser of the note.

I also see your POV and I think staging really has to be considered for each unit and how much the deal is worth.I'm curious thought, what do you think about trying to rent out without staging and receiving no tenants, then going the staging route, and then relisting it after it's been staged?
