We mailed out an absentee owner list last month and now acquiring a 6 unit multifamily tomorrow because the owners are an older couple with health issues.Marketing to retired investors is great because they often have multiple properties they want to sell.Good luck!

Considering you are just starting out, you can not afford to have your first project go bad, you will make less money on the house but you will gain experience and be in a position to easily attract lenders on your second project.

   While you cannot charge the one that has orders, the other one likely does not have the same protections and apparently can afford to stay but just wants to move to save himself money rather than find another qualified roommate to share with, so he is trying to make this your problem instead of his.

I take over a property the seller doesn't want to fool with, I hopefully make a profit with little money out of pocket, and give someone affordable home ownership who may not otherwise be able to.

Also, how would you craft the agreement so that you are protected but it is a win-win for everyone involved.I recently listened to one of the older podcasts, where the subject to is crafted in a way that gives the initial buyer a 60 day option to find a buyer wanting to do a lease purchase.My good friend owns a nice 2004 3/2 down the road from me and she is recently divorced but is stationed in CA in the Air Force and can't afford the maintenance on it...she has rented it the last year but couldnt get the rents because of some of the deferred maintenance issues so she can't even cover her mortgage now.
