I also give them a detailed 11"x17" floor plan with dimensions of each wall that they may need to plan out furniture placements, as well as locations of switched receptacles, cable outlets to plan where to put floor lamps, mount TVs etc...At key handover I give them more detailed package including a list of appliance models and serial numbers, a detailed electrical panel schedule, city mosquito control number, garbage collection schedule for regular waste, recycle waste, yard waste and bulk trash, smoke alarm batteries, storage shed padlocks, location of the secret switch to opens the swinging bookshelf that reveals two more bedrooms.

While I would like to do that and hopefully help some folks, I'm afraid that giving out all the real secrets in RE, that they would be misused by others who just can't be trusted.

Usually people who want to keep secrets or not provide full disclosure to the seller what is really going on are the ones who have weasel out clauses and give real investors a bad reputation.

Sheesh...this is why I hate writing these things...I always leave people out...I make it no secret that the very first person I ever asked to "please allow me to take you to dinner and pick your brain" was @Steve Olafson (I had to fly to another state to do it and I think he may have even paid for the steak dinner!).
