@Bjorn Ahlblad, I have pictures from move in, plus we always do in interior paint, it had refinshed floors, new tile, new blinds, new ceiling fans...Yup, normal wear and tear versus damage is the big question here...

Other states I am looking at include all of New England and a few in the midwest. 

The traffic is far less than long island, you have great access to the Hudson valley or New England and you have great access to the water, either the sound or the river.

so hall lights, water heater, fans for garbage area and fire suppression box cabinets.... 

I put the condo back up for rent the following weekend with the intent to also give the condo a light renovation before the renters moved in (paint, rehab bathroom, paint kitchen cabs, add backsplash, new light/fan fixtures).

I have never been a fan of condos... especially as rentals.

Basic 2-3 bedroom single home, not a huge fan of condo's.Talk to property management companies in the area to see average rent, vacancies, etc...If the math checks out, then i'm good right?

@Brandon Shepherd  Melting minds sounds painful :)   I'm a big fan of using a property manager to place my tenants. 

While fan counts would be limited, I think we can show we are deserving.

I'm a big fan of endless cornfields, and I've definitely found the folks to be friends.
