@Blake ReynoldsIf you are not using a CRM system such as Zoho or polio then I would recommend you start.

The major thing that concerns me is the age of the central electric system, hearing system and water heaters which are all 15 years old.

And not only has it made it more family friendly (We keep it tranparent with the other sibling, and other family members involved) but when we have disagreements we have systems in place to handle those and it doesn't become an awkward thanskgiving dinner!

Many counties have separate systems for the tax assessor.All these systems have a learning curve. 

If your turnover time was more than 1 month you have something seriously wrong with your systems.

I figure, once I learn the new system, the extra hour or so of work completing the forms is well worth the cost savings.  

Think of it as cheap insurance for your septic system, which if it goes bad can not only get nasty messy but expensive too.As far as the OXO goes, I have no experience with that product but I get your concern--my wife has long hair.  

He tried explaining it to me but confused me.Now my loan is falling though because they wont use that income and underwriters will not even look a the settlement sheet for poof that it is a glitch in the system... underwriter said to refile taxes and amend the return but loan is denied because of this and THIS HAPPENED 1 DAY BEFORE CLOSING after title work and appraisal is done.

I invest in tax deed properties in Ohio, which has a slightly unusual system in that if you 'win' a property at auction, you only have to pay a deposit on the day (usually around 10%), and the full amount is not due until the sale is confirmed by the court (ohio is a judicial state), which is usually a few weeks later.This is sort of like having a property 'under contract', when you would normally go off and try to get funding for the rehab / a buyer etc.
