What is market rent for a house like this in your area?

1031 exchanges have been interesting to me, although, outside of a DST, they still require active management.I received an invitation from a well regarded real estate developer to 1031 exchange into an acquisition they are doing.

I’m not saying he isn’t right with the loophole (I agree and interpret it that way as well), it’s just so new that possible audit flag and a lengthy court case?

Overall, I’d love advice on the ideal timeline for finding team members—like a general contractor and property manager—for an out-of-state investment. 

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

I would like to know which physical areas I should focus on. 

Conservatively maybe I get more like $750 - $1,000 net profit per month.I actually quite like the property overall.
