That’s great information for me to know , cause I’ll find properties all the time that are reo and it will be listed like 72k, and I’ll see that bank captured at 61k I be like let me offer 63k since it’s been on the market for 97 days especially when I can see comps & property near are 85-100k , so I guess if I can get my numbers to work for me as far as what I’m looking for in ROI , & cash flow , if there asking number hits my numbers I should start pulling the trigger on offers

My wife and I are about at 18-24 months from wanting to pull the trigger on our first rental property in Richmond, Virginia - a much more approachable and affordable market compared to Denver, CO. 

@Felix Torres Let me just tell you that pulling the trigger on the first deal is the hardest part of getting involved.

Area rugs would have also satisfied the 70% rule, so you could have kept the hardwood and still been in compliance.

So just not sure what triggers REAL estate to crash at least on the west coast.. other than people simply stop buying.. and prices come down but only for highly motivated sellers. 

I've been researching buying something for years (about 4 now) and have yet to pull the trigger.

Seller is proposing doing a quit claim dead to remove daughter but elderly seller remains on title with a 10% holding-Seller worried being off the title will trigger due on sale with reverse mortgage company.

Know your numbers i.e ARV, repairs... as always if the numbers make sense then why not pull the trigger.

'Pooling' would be something that requires compliance with the state and Federal regulations for USA based investors.
