learn to do your own title searches, its not hard, just become 1000 thousand percent knowledge about title searching tips and tricks. 

It has dramatically changed my late paying tenants to always on time tenants.There have been numerous other tips and tricks I've picked up over the past couple of months.

The trick is getting the timeline correctly so maximize(cash flow) while minimize(taxes).

@Alex Ballas  alternatively, if she has her mail forwarded to her new address, you can use the " RETURN SERVICE REQUESTED" trick from the post office to get her new address.

@Matt Devincenzo That is what I was thinking, but I thought if there was some trick that the wise ones on BP knew about it would be worth exploring.

I was on the phone on with that agent whose name I got from reality trac website and she did mention the same thing as you said...Apparently she is not a listing agent ..one of those tricks to find out potential investors...She asked me to talk to the owner and see if they are ready to further try the options they may have 20 days before the auction and that's where she could help as RE agent.
