Then I would take my 4 x 24 belt sander with an 80-grit belt in to that area and sand slowly until I got down to bare wood.I would then use my trusty pry bar to rip up any additional pieces that are too heavily damaged to salvage and throw them away.I would then measure and cut pieces to replace the missing pieces out of 3/4 in. oak boards with fine-cutting blades in my table and miter saw.

My cash in the deal is now $24k.If they run the scenario they asked you for, I put in $20k, still borrow $80k, they throw in $5k after closing, and my cash in the deal is still just $20k for the final repaired home.As mentioned above, you are free to negotiate or just say no, the home is AS IS.

If you only knew what these dogs go through with some owners, you'd sympathize a bit more...being left in a cage and beating the cage with a stick to build aggression...putting two dogs on treadmills face to face, inches apart, but  tied up so they can't reach each other to build aggression...throwing two dogs in the trunk of a car and riding around till one kills the other...OP, it's unfortunate what happened to your husband and I hope he heals very quickly.
