Just curious...Only once did I have one person ask for their money back...except he lied to me 3 times during the tour when I asked him about criminal and credit history AND on the application he lied on both counts.

If your friend is telling you he can make "100% profit" he is lying to you.  20-30% profits are about right, which can be leveraged with debt to get a better return on equity with additional risk.
