Perfect Investment 100% return, Need Advice (Investor?)

I have a friend of mine who is a full time investor, he purchases old homes in the Austin, TX area and he knocks them down and builds 1-2 properties on the land and he has been able to turn a 100% profit within a year and a half. The downside is it can take 1 year to get all permits, get designs done by architect, and get the new homes built. 

There is a property listed for $400,000 and all I need to do is be able to purchase the property (Preferred cash because the other bidders are usually builders) and my friend will handle the loan for building the new properties on the land and any costs involved with demolition and new build. 

My question is how can I get an investor(s) to go in on this deal with me and whats the best way to connect with an investor? My friend im sure has investors I could ask but I wanted to see if I can come up with the cash before I ask him. I have about $125,000 and I need to get the other $275,000 from an investor.
