If you want a car, then your options will be vast as any area is available to you, but realize that finding parking on the street can be hassel without a parking garage. 

BUT the bank just takes the deposit and processes it without any identification to it, so my tenants must add the cents to match the last 2 numbers in their street address so I know which one deposited the money.

It's a great group and since it's national you can meet people in your own community AND you have support and feet on the street in other markets, should you choose.  

I was also looking at one of their properties at 21 Cobb Street in Tonawanda, it seems to have pretty good cash flow, but is that also a dicey part of town?

I personally wouldn't consider Mesa a vacation market and the main street corridor has always been known for being a C grade area.

If you know the local streets better than the average investor and/or you can view properties to make an offer during the same afternoon, you have a much better chance of taking down that first deal.
