What are some of your favorite areas for house flipping in the Greater Allentown area and what specific challenges (other than lack of inventory) are you facing in the 2024 Market?

In your specific case, I'd probably continue the eviction process as you have not received the funds yet.  

I would highly suggest you look into Southern California, specifically, the Palm Springs / Coachella Valley area of Southern California.

Once you have scaled up a bit and have some hard and fast procedures in place you can take what you like about the state form and then add in what you would like it to say concerning your specific processes and procedures, write all that down and send it to a lawyer to bless. 

Is there a reason you were specifically interested in that area? 

Have boundaries and just as @Nathan Gesner said, post notice (according to your State specific laws) and move them out.

SHF are possible budget-wise if I go farther out, but that move would have a bigger impact on my own quality of life while I'm living in the space.
