I would charge $100 a month, and I charge a $500 non-refundable up front for any animal owned less than a year, since that's when most problems occur.

Once you know that you can decided what a fair amount for you and them should be.Your second paragraph is absolutely true and really the end of it...remember she is renting a shared room in a 2 bed (I think) which is a slightly different animal.

If not - how do you all make sure the tenant has renters insurance, that it covers personal property, liability, and animals, and how do you make sure they don’t turn around and cancel it right after they move in??

If we don't get that from the tenant, we just give them a letter that their animal does not qualify as an ESA.Google "HUD guidelines emotional support animal".

What happens when the cash tenant decided to get 5 pets in the 1 bedroom rental exactly 61 days after moving in without telling me....and when I said it's a violation of the terms of their lease, they said these were service animals and I was not allowed to ask them for proof of their need for a service animal....then they subsequently decided to start not paying rent because they lost their job and there was nothing i could do because of their condition.When one of my Section 8 tenants loses their job, the Housing Authority covers their entire rent. :-)As for why househackers are exempt?
