Now the heirs do want to make something on this to split a profit but my $85 pushes me to the line of it cash flowing as I want it to.the property needs a roof and there are still unknowns of the HVAC, W/H, plumbing, electrical (it's a 1930 presumably upgraded) for the duplex - so that is times 2.What other recourse and strategy can I use with these numbers being so close to acquire this property?

Some old termite damage but it had been repaired and no new termite damage was noted by the inspector.The things that I knew I needed to do when updating were:- Update electrical Service to 200amp service coming in (to run all needed appliances and computers, etc)-Add outlets-update plumbing (originally planning to just add new hot water heater and add new plumbing features.

Typically a full line item bid takes about 2 - 3 days to complete for a average rehab, I will say that if everything is coming out meaning all HVAC, Plumbing, Electrical as well, the bid may take an additional day or so.

I contacted another Bigger Pockets member who has been helpful and asked about hard money lenders who might be available and am awaiting a call to discuss their service.Here are a few facts around the propertyIt was listed last July and an offer was made in fall and ultimately rejected at which point the sellers upped the selling priceThere are 2 lien holders and a large debt for water which is over 10KThe water is presently off and there are some problems in the plumbing (leaks probably due to freezing)I reasoned that even though my offer was likely lower than that previously rejected, It is a cash offer and things have probably declined since the last offer (leaking pipes) also there is room for a counter.If anyone has advise for me about short sales or any good information about doing this deal in Portland, Or.
