If you're looking for an appreciation play, I'd definitely stay as close to the bus routes as you can, which, for most of Brewerytown, runs down 29th St. 

I also figured placing a cash offer without contingencies would be a smart play to get a contract signed fast.

It was a decent play when things wouldn't sell if you want to work the pretty house business, not so much when the average DOM is under a week.You've got to think like a seller when you are trying to buy.
