Most hard money loans are personally guaranteed, which means you will take the loan out in your LLC, buy you will qualify with your personal credit. 

cast a wide net, get preapproved with a lender, and look at lots of properties in person. 

Some accountants feel that you shouldn't buy from a related party in a 1031. 

Today feels a lot like the 2005ish market with very high prices, and very low, cash flow.

I feel BP has done the same with the different podcasts.

I can tell you the last person I evicted was shocked, and was having to live with friends because no one would rent to them... not even a mobile home... and they had a family of 4 with a dog.  

However, if you generalize, if the company isn't personally investing in deals and is solely working off fees and carried interest, then I agree that you probably aren't seeing the best deals.

The thing is a lay person doesnt really understand what a title company is doing, so its hard for them to actually gage what is good or bad work.
