Hey everyone, I'm 21 years old and recently bought a single family house I'm renting to an elderly couple.

I have done a handful of deals like this from half way around the world, and it works just fine. 

I am 18 years old living in Seattle, WA.

We pulled all our old gas stoves but you need to have your guy upgrade the shutoffs etc at the floor/wall per code. 

It took them 19 days to replace the dishwasher and 26 days to replace the stove b/c it was so old and 'hard-wired' the electrician had to come back and install a plug for it. 

At the same time, my old negotiation voice is telling me that we shouldn't throw the first number on the table.

It's not just real estate agents either - Angie's List, HomeAdvisor, A Place for Mom, attorney ads for lawsuits, etc.The Zillow's of the world spend so much on PPC that no single agent can compete with them.The worst part of it all is that they're so sloppy with their results. 

Most rules sound great in theory but don't apply in the real world. 

C class are usually mediocre construction, 50-75 years old in working class areas.
