There is an advantage to being first and not having to get into a bidding war over a property though, and an agent catering to investors will usually have some pre-market/off market deal flow.

I will leave you with this one thought, contractors and investors tend to be at war with each other quite often but much like everything in life, if both can understand what each one needs, the Investor a decent price and the contractor a job that pays enough to live off of, then a mutual relationship can be made for the best of everyone!

In my area 200k S.F.H are a bidding war most are bidding over 10 to 15K may be more of course the issues of the home/location will push the $ up and down .Market is RED hot !
