you have a great opportunity with your background, if you can do work for other investors, learn what they do, and watch their successes and failures, seek out the more seasoned folks, even if your working at a discount, it may be worth it to learn on their dime.

There are also many folks on here that can help answer your questions. 

Mike Harris Nick Vertucci and company.now most of the folks I see that do the what I call buy direct model.. have the buyer pay cash and then refi.. so they won't lose the house to me like the old days but they could have their cash frozen.so its critical to have your refi set up upfront..

I mean I know what it is... but never heard that term before but I that's not unusual for someone of my computer literacy and online interactions.however if you have had a bad experience with a turn key company you should post it.There was a lady who bought one in Birmingham through a turn key company and it was a long thread on what poor service she got.. but I can't e mail and say hey you should put that on turnkey reviews.. can't force folks to do it..

There is no reason people can't simply say what these folks are, "an investor you know"  Don't blow smoke and BS at a seller.
