Most large Illinois Title companies have published rate cards which doesn't allow for bait and switch pricing.  

I am always amazed that if you are serious about real estate investing, you do not have a Business Card for contact information.  

Go apologize for the short notice and give her a coffee shop gift card to enjoy with her boyfriend.

From that point on, anytime I saw a house under construction or being flipped, I would stop and get the contractors card and contact info.

The small win that I achieved was being able to successfully trace an owner of a property from a post card that was sent back to me as "return to sender".

Another consideration - some would agree with and others wouldn't - would be to take a balance transfer from your credit card.  

Obviously this is something that would only be offered to tenants that have proven to be better quality.I figured that I would escalate the value of the benefit based on how long they have been a tenant.So for signing a renewal after the first year offer options of either a $100 gift card, free accent wall painting, or maybe a lease credit, etc.For signing a renewal after the second year offer options of $200 gift card, professional carpet cleaning, free flat screen TV, etc.

Haven't had to use in a while as most items go on a credit card (with points), and I then pay off monthly...An Equity Line of Credit on a couple of the rentals would work great too.  

I even have one credit card with a 70K limit that offers 4% origination and 0%APR for 12 months.
