I think you will have trouble with the 1%, but you have a great rental market, great area, great schools, great business and low ability to purchase, so people tend to rent.South Park has gone through some of the gentrification/improvement already, and it has spread into Northpark, though there may still be deals.

I am also adding some "options" to a couple of my plans, like an inlaw suite underneath one, and a media/bonus room in the walk in attic of another, which gives me a couple more plans, sort of :-)For me, I live on the coast, so the lots I am buying need to have a certain "coastal" design, when I decide to build further inland they will be a completely different type of home.

The advice I have taken to heart on condos is either go small (4 or 5 units where you can control things) or go really big like over 100 units where they can afford professional management and a few bad apples don't muck things up and there is a big base to spread capital costs over.On 90016, I own an income property north of the 10 Freeway (Mid-City).
