In my opinion, for what it's worth :) , If your main source for deals is the MLS than you are in for a tough time.

The state supplied me with proof and they city changed it...so my advice is to get paper trail and call the state.

There are plenty of brokers and plenty of ways to do things, you have to find what works for you.In my opinion there are 4 main ways to make it past the 80% + fail out rate:1) Pay huge amounts of money in marketing to pull in leads, buyers and sellers.2) Spend 17 hours (no kidding) a day calling, talking, asking, networking with people to get leads3) Ride the coattails of someone who is the "rainmaker" bringing you clients.

However, my main point of weakness has been not knowing a good minimum age for the chewing and potty training issues, since I have no prior experience with dogs.

About 10 doors total (main, 3 rooms, bathroom, kitchen, 3 closets, water heater room).

Maybe there’s a supply constraint 🤷🏻‍♂️ Either way, it sounds like you have something going very well now.
