I have the same issue with an inherited tenant, but I always make sure to notify them as soon as they are late and follow-up daily.

Shocking long-term tenants whose rent is substantially under market with a large rent increase to market (where permissible) is a tactic we employ to rid ourselves of inherited tenants we do not wish to retain.If anything, I was being optimistic that the turn-around and relet after a long term tenant would be only two months (especially this time of year).BTW:  The 11 month recapture of the 3200 is not a 100% ROI.

Negotiate the longest term for your "purchase money carry back mortgage" and remember that there's a high chance of further opportunity to discount that note should the seller push for their money early and you choose to refinance.Alternatively, If you buy the Daughter's inheritance, called an assignment, you step into her shoes and must satisfy other creditors as well as the legal cost of probate, however you'd have maximum control over the outcome since you could theoretically choose who is appointed administrator and selection of the attorney.

An additional risk factor is the interest rate, it's possible that the loan you inherit has a rate higher than today's prevailing rate, in which case you have to make up the hit with a lower price (or maybe it's below market!).
