Hoping to get a pulse on where North Portland rents currently are and where we think they are headed with the way the city is regulating landlords and how Portland is on a slight population downturn. 

I am a licensed realtor here in Los Angeles, don't want to deal with the exodus of insurance companies and difficulty getting insurance and keeping it after a claim, tenant landlord laws being heavily in favor of tennants, exorbitant property taxes and minimal RTP among a few other factors with these being the most inspiration to take my money out of california.  

I know having been a landlord for many years that this is not right, but clearly, may be a sensitive issue.

Flooding comes from surface water entering the home and is always covered by a separate policy from any home or landlord contract.2.

If you're thinking about out of state investing Reno, NV area is a great market and close to CA and all the tax benefits, landlord friendly, and low property taxes.

When I was in high school we have a Business class, an automotive shop and even a building trades program where the class would divide into AM and PM groups where land would be bought and entitled then they under the supervision of an incredible teacher named Gene would build a home and sell it after completion.

Some states require the lease to name the property owner as the Landlord and the management company as an agent for the owner.

All these comments about Tax, and Managing property,  is the reason we operate as an I.R.S. designated 501 (C ) 3 Tax exempt non profit association of landlords.  

I'm not well versed in the laws of Texas tho'.Have you looked into Transferring ownership into a Land Trust?
