To avoid going through the same poor experience, keep reading.Even if someone gives you a referral here, do NOT make the mistake of assuming that the PMC will meet your expectations, just because they met the expectations of the referral source.In our experience, the #1 mistake owners make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.It's often a case of not doing enough research, as they don't know what they don't know!

If any experience realtors can assist me, by given me their opinion on what could possibly be the best choice, I would greatly appreciate it.

The thing that I've found makes them smoother is allowing each party to close individually and early when possible. 

I probably should have all 3 above go ahead and fill out applications instead of just waiting the next day of so for the student's info to come.Thank you so very much for your thoughts and experience with this. 

As @Timothy Riley experience, your end may still be several months away.I would offer to rent a truck for them to move if they moved this weekend.

I also like the idea of BRRRR once I get more experience in real estate.

Does anyone have any experience with this program, good or bad, that they can share? 

I have an opportunity to purchase a 3/3 there completely remodeled for around 175k..Branson has 9 solid months a year of rentable opportunities and I am just wondering if anyone has experience here.Thanks!
