I'm not saying that it is impossible, you just have to realize what you are getting yourself into. 

BUT as @John Warren mentioned, with new rules its almost become impossible to utilize - so all house hack buyers hoping to put under 15% down on a 2-4 will need to go FHA. 

Raising or locating that downpaymant money before you were to close on those additional properties is gong to be next to impossible.
