I would imagine that the cheapest solution would be to demo the whole egress exit and build a new staircase.Does anyone have any suggestions on other ways this could be done?

they will buy it for 100,000   now many investors would think that is not a good deal and would not buy the same property unless it was 1.5 or 2% rule  ( BP rules)  and would think who ever bought with the 1% was over payingMatter of perspectiveAlso if you take WEst coast and what I imagine is Prime East coast... break even cash flow is perfectly acceptable as your really just counting on your tenant paying your mortgage off for you and you have the anticipation that at the end of 15 to 20 years the asset might have doubled or more in value.

I want to be sure that when I'm doing this I come off as a professional so there are some things I'm planning on doing, such as getting a personalized email domain so I'm not emailing prospective sellers from a gmail account - I imagine it will be helpful for building a buyers list as well.

In any case I *do* get your point with regards to my misuse of the CAP rate :).A more valid/normal use of the CAP rate would be if I turned it around and imagine that an investor would want to to buy my portfolio at a 7.5, 8 or 9 CAP.

You could imagine that around the campus or between Cuyahoga Falls and Akron, similar to what they did under the Y bridge, or near the Goodyear East End campus.
