Since you have access to the VA loan & you and your wife are open to house hacking, why not consider a Live-in-Flip/BRRRR hybrid?

When I first started out back in the early 90’s, I had a set CoC return of 20% no matter where I was buying, the property type or project.

To avoid this, set a reasonable interest rate (around 4%-6%).

You would be better off doing a house hack with a duplex or 4 plex.
