Our goal is to find the ones that need 1 day to 2 weeks worth of rehab to get rent ready.Also you will notice this isn't HGTV world where you overdo all the rehab and make no money (heh haha)This is strategic reno to get in get out , not take on huge cap x.We will pay a premium for a new roof and new boiler so that we can do rent ready reno and get cash flowing with a solid SFR that will cash flow for years without a capx surprise in 3 years.Also, we know when we have 1 day to 3 years left on a roof.

Never mind the fact that there are a whole lot of people looking to buy a property (increasing by the day) to live in themselves.From what I have seen, most MLS listed duplex properties in Denver (and most other properties, too) are at a purchase price that would put you so far away from the 1% goal - it would be impossible to cash flow them now or in the near future. (1% being the rough guide for considering a property, rent/month is 1% of the purchase price of the property).

If you said wholesale because you need some 'faster' cash that's also ok.Just know that take all of those business models take laser sharp focus in each discipline to really get traction.Bouncing around business models is the sure fire way to get frustrated.
