I've been involved in a lawsuit that settled right at a million dollars, and that was over 20 years ago.

Purchase price: $480,000 Cash invested: $75,000 Purchased as a single family home with a basement and a seperate entrence.

We built a BEAUTIFUL Mailchimp account and sent out half a dozen Wholesale properties, only to get flagged and our account 'Deactivated' after sending one 'Private Lender' email campaign. 

Or…Are they saying they have a buyer and they’ll charge 6% total?

So minimal impact to credit during the rehab process.It appraised for $173k after rehab, refinanced and paid everyone off including the seller, and walked with cash to do my next deal :)
