At the 6 month mark I will inspect the property, and evaluate their payment history to determine if a long term (6months - 1 year) is suitable.I am considering this option because the tenant is of low acceptance, and I am hoping I can avoid some of the eviction process steps if they are not locked in a lease.

If you put carpet down now, and you will be there 5 years with tenants, you should plan on replacing the carpet at the 5 year mark.

@Mark Watkins why not go over to the school and talk with them about "them/the school" renting the home and putting students or traveling nurses/doctors in the home, this way you get your home rented by one entity.
